NEW BUILDING FOR FLUOR’S HEAD OFFICE
Engineering consultancy Fluor had the ambition to build a high-quality office building in which flexibility takes centre stage. Although the space was calculated to accommodate 900 employees, Fluor wanted the possibility to extend this number to 1400. It also had a high sustainability ambition. Initially, the ambition was to obtain the BREEAM Very Good certificate. During the process, the ambition was revised upwards and ultimately resulted in a BREEAM Excellent certificate.
COMPLETED 4 MONTHS EARLIER
It would be of added value for Fluor if the premises were to be completed by the end of 2014, so that all employees could move in on 5 January of the new year. By integrating the construction work with that of the fit-out package, the premises could be completed four months before schedule. Another challenge was the way the required flexibility could be created in the office concept devised by Fluor itself. In a short period of time, the design was adapted so that this could be realised without changing the office concept.
The project team pulled out all the stops to encourage safe working and prevent unsafe behaviour. Measures taken during the preliminary phase included: working with personal admission passes, showing films on safety, the presence of a project safety expert and the introduction of a bonus and sanction policy in the form of red and green cards. The result: 230,000 man hours worked without accidents.
By opting for solar panels with a higher electricity generating capacity, for alternative materials and by recycling more than 80% of the construction waste, amongst other things, Dura Vermeer succeeded, by working together with BREEAM expert DWA during the design process, in stepping up the ambition of sustainability label BREEAM Very Good to BREEAM Excellent (four stars).
